Living in Mountainside, Burlington: Neighbourhood Guide

Mountainside Burlington neighbourhood guide banner

Illustrative graphic, not a photo of a specific Mountainside street.

Wide lots, big green lawns, and the Niagara Escarpment rising in the background. Mountainside is one of Burlington's most approachable detached-home neighbourhoods, and it's home to the city's favourite summer pool.

Developed in the 1950s and originally known as Mountain Gardens, Mountainside offers modest homes on generous lots, quick highway access and a laid-back, established feel. Here's what to know.

Why People Love Living in Mountainside

1. The best pool in town

The Mountainside Recreation Centre has a 50-metre outdoor pool with a diving board, waterslide and splash park, and it's a summer institution for Burlington families.

2. Big lots, modest homes

Mountainside's homes are modest in size but sit on large lots with room for gardens, play space and possible additions. That's a combination that's getting hard to find.

3. Parks and trails

Mountainside Park has playgrounds, a skateboard park, a basketball court and nature trails, and the hydro corridor trail is popular with walkers, runners and cyclists.

4. Everything nearby

Mount Royal Plaza covers daily needs, and the big-box stores, cinema and restaurants on Brant Street by the QEW are minutes away.

Homes in Mountainside: What Your Money Buys

  • Bungalows and raised bungalows: the heart of Mountainside, great for downsizers and renovators.
  • Split-levels: extra living space over several levels, often with a separate lower level.
  • Two-storeys: fewer of them, but good family options on wide lots.
  • Townhomes: an accessible way into the neighbourhood.
Coredell's Tip: Big lots with modest homes can open up options. Depending on zoning, some properties may suit an addition or an additional residential unit, such as a basement or garden suite. Rules apply and every lot is different, but I can help you check what's allowed before you buy.

Schools in and Around Mountainside

Schools serving the area include Clarksdale and Rolling Meadows public schools, St. Timothy and St. Gabriel Catholic elementary schools, M.M. Robinson High School and Notre Dame.

School boundaries change, and some schools cap enrolment. Always confirm the school for a specific address with the Halton District School Board or Halton Catholic District School Board before you firm up an offer — it's one of the first things I check for my buyers.

What to Know Before You Buy

  • Many homes date from the 1950s–60s. Check the electrical, plumbing, insulation, windows and roof, and whether they've been updated.
  • Proximity to the QEW and industrial lands. The southern edge is close to the highway and industrial uses, so visit at different times of day.
  • Renovated vs. original. Updates drive big price differences here, so compare carefully.
