Imagine having a provincial park as your next-door neighbour, with a children's farm, forest trails and a giant outdoor pool just around the corner. Welcome to The Orchard, Burlington's northeast corner and one of its busiest young-family neighbourhoods.
Built from the late 1990s, The Orchard has about 3,800 homes and one of the widest mixes of housing in the city, from condos and townhomes to link homes and big detached houses. That makes it a neighbourhood where people can move up without moving away.

Why People Love Living in The Orchard
1. A provincial park next door
Bronte Creek Provincial Park borders the neighbourhood, with forest and creek-side trails, a children's farm, a huge outdoor pool in summer and seasonal favourites like the maple syrup festival. Most families here have a well-used park pass.
2. Schools everywhere you look
The Orchard has several elementary schools within its borders, so the walk to school is short for a lot of kids. Secondary students head to schools in nearby North Burlington.
3. A home for every stage
You can start in a condo or townhome, move to a semi or link home, and end up in a four-bedroom detached, all in the same neighbourhood. That's rare, and it's why so many Orchard families stay for years.
4. Easy commuting in two directions
Appleby GO, the QEW and the 407 are all close, and Oakville is right next door. That suits households where one partner heads to Toronto and the other works locally.
Homes in The Orchard: What Your Money Buys
- Condos and freehold townhomes: the entry point, and popular with first-time buyers and investors.
- Semis and link homes: more space and a yard for less than a detached home.
- Smaller detached homes (around 1,200 sq. ft.): detached living on a tighter budget.
- Two-storey detached: the move-up home, with the best-located ones close to the park and schools.
Schools in The Orchard
Elementary schools in the neighbourhood include John William Boich, Orchard Park and Alexander's public schools and St. Elizabeth Seton and St. Christopher Catholic schools. Secondary students typically attend Dr. Frank J. Hayden or Corpus Christi.
School boundaries change, and some schools cap enrolment. Always confirm the school for a specific address with the Halton District School Board or Halton Catholic District School Board before you firm up an offer — it's one of the first things I check for my buyers.
What to Know Before You Buy
- Lots are compact. Yards are smaller than in older neighbourhoods, which is the trade-off for newer homes.
- Parking matters on townhome streets. Check driveway length, garage size and visitor parking.
- Know what's behind the house. Backing onto the park or a woodlot is a big plus. Backing onto a busy road like Appleby Line is less so.
